Terms and Conditions

Please read carefully. When you make a reservation with us, these conditions are deemed to have been accepted by all guests that stay at the property.
MidCoast Holiday Rentals would like to thank you for choosing to holiday with us.
Our homes are here for you to enjoy your stay, but please adhere to the Terms & Conditions as outlined below.
Security Deposit/Rental Bond
A Rental Bond is mandatory on all properties. The bond is designed to cover any additional costs incurred, including, but not limited to any breakages, damage or excess cleaning requirements or additional guests not registered. The interior and exterior of the properties we manage are finished and furnished with costly materials and products. We thoroughly inspect each home and inventory its contents between each guest. You become financially responsible for any all damage/loss to the property and its contents from the date and time you check in, to the date and time your check out.
The number of occupants must not exceed the number booked or the number of beds.
Rowdy behaviour or ill treatment of premises will not be tolerated.
Noise is to be kept to a minimum after 10pm.
Strictly NO SMOKING in the property including garages and balconies.
Pet friendly properties incur a pet surcharge of $60 per pet/per booking.
Pets permitted in Pet Friendly properties only. Any mess indoors/outdoors must be wrapped and placed in outside bins. Pet bedding must be supplied by guests, please restrict your pet to the hard floor areas and do not allow into bedrooms or on furniture.
You agree to pay for any damage, or extra cleaning required resulting from the pet having stayed at the premises.
The premises are let to you for holiday purposes only, no commercial activity is to take place at the property.
Tents, caravans and other structures are not to be erected or occupied at the property.
We have taken great care to describe your holiday accommodation to you as accurately as possible. We cannot however, accept responsibility for incorrect descriptions, errors or omissions.
Substitution of Property
At times, situations arise over which we have no control such as ownership changes, extensive repairs or maintenance, or if properties are removed from the holiday rental market. We reserve the right to offer guests alternate accommodation of a similar standard, as available, at our discretion. In the unlikely event, we will notify you as soon as possible and make every reasonable effort to ensure you are satisfied. We cannot guarantee accommodation and, should an alternative not be found, you will be refunded. You hereby agree that, in this case, you will accept the refund as an acceptable outcome.
Our properties are maintained and cleaned regularly, however, wildlife is common in country and coastal areas. MHR/or the owner do not accept liability for the unfortunate or seasonal visits of any wildlife including, but not limited to: rodents, insects, cockroaches, kangaroos, wombats, snakes and spiders
MHR reserve the right to enter the property at any time, with appropriate notice to protect and /or undertake maintenance of the property.
MHR /or the owner do not accept liability or loss caused by failure of equipment and /or services out of our control, including, but not limited to water, electricity, gas and internet. In the event of failure, the guest should notify us in the first instance. Any problems that arise during the rental period that do not constitute an emergency as determined by MHR will be remedied at any time during or after the rental period, at the sole discretion of MHR.
To the maximum extent permitted by law, in no case shall MHR, nor its affiliates, officers, directors, employee or owners be liable for any indirect, incidental, consequential, special or exemplary damages or for any damages for death, personal or bodily injury, emotional distress or damage to the property, arising out of or in connection with your stay. This limitation applies to all claims for damages including negligence even if MHR has been advised of the possibility of such. MHR and/or the owner do not accept liability for any personal loss of injury to the guest/s during the rental period, including that caused by events beyond our control. Events may include, but are not limited to: adverse weather, fire, flood, traffic or flight delays, war, terrorist activity, civil disobedience.
Lost Property/ Security
Guests are solely responsible for their belongings whilst staying at the property and are required to take the usual steps to prevent any property loss, including locking premises and vehicles when not attended. To prevent theft of or damage to furnishings whilst staying at the property you agree to close and lock doors and windows when you are not present at the property and at check out. Should you not be able to secure the property you should contact us immediately. If the property has a key safe, please use it during your stay. Do not under any circumstances remove any items from the premises.
Cleaning & Linen
Cleaning is included in the full tariff, however, if excessive cleaning is required over and above what is considered by MHR to be a standard clean, the guest will be charged.
All guests are to remove food stuffs from the cupboards and fridge, empty dishwasher and put away all kitchenware.
Linen cost is supplied in the tariff, however, beds are not made. Please use bed linen or you will be charged for extra washing.
BBQs must be cleaned before vacating. A $50 cleaning fee with be charged for unclean BBQs.
Garbage bins are to be put out Thursday night and brought in on Friday after collection. A Red bin for general rubbish, a yellow bin for recyclables (glass and spirit bottles) and green bin for green waste. There are also black garbage bins for your alcohol glass, plastic bottle and your aluminium cans return and earn. Failure to sort into appropriate bins will incur a $50 fee.
Loss and Damage
In the unlikely event, all damages, breakages and losses to the property and/or furniture, furnishings, lock & key replacements are to be reported to MHR immediately, to avoid being charged.
No responsibility will be taken for children or pets staying at or visiting the property. Please supervise carefully, always taking into considerations fencing, pools, dams, stairs, verandas, balconies, cleaning chemicals and fans. Children under the age of 9 yrs should not sleep on the top bed of a bunk. Under no circumstances shall an adult sleep on top bed of bunk due to weight restrictions.
Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles or fireworks.
As the responsible renter, you agree to be an occupant of the property for the entire duration of the stay. All other occupants will be family members, friends, other responsible adults over 21, or accompanied by a parent or legal guardian.
Booking Cancellation – more than 30 days of arrival: $150 Cancellation Fee + $30 Booking Fee
Booking Cancellation – less than 30 days of arrival: Non-refundable (excluding bond).
Booking fee, Pet surcharge and linen hire is not refundable.
The premises are available from 2 pm on the day of arrival and are to be vacated by 10 am on the day of departure. Please note: Further, we cannot guarantee that a property will be ready at check-in time. We will endeavour to have the property ready, however, circumstances may sometimes cause delays. There will be no refund or credit if a property is not ready at the said time. Please ensure the keys are returned to the lock box at the property on the day of departure.
We ask that you notify us the day prior for after-hours departures.
Booking and Payments
A 20% deposit of the tariff is required to confirm your booking and must be paid within 72hrs (3 business days).
Your booking will not be confirmed until this has been received. If a deposit is not paid within 72hrs (3 business days) of booking, the dates will not be held for you.
The balance of all outstanding monies is due within 14 days of your arrival.
Payment will be accepted by electronic transfer, or credit /debit card (a service fee of a 2.2% surcharge will apply).
If a booking has been made within 3 days of arrival all monies are to be taken from your nominated credit/debit card.
